Optimal strategy vs a Mainiac HU

Hey! I would like to construct a close to optimal playing strategy against a guy who literally opens 100% from sb, 3 bets 60% , 4 bets 24% and pots every flop, every turn, and almost every river. He is something like 100/98/60 cbet100 (46/46) cbet turn 85% cbet river 78%. He will not fold to raises OTF, seen him call T982ss when i raised JJ5r. Then i checked turn he potted it.

My assumptions are:

Preflop

  • We should tighten up pre, so raise like no more than 40% of hands (basically hands im willing to get 3 bet with-coz thats gonna happen
    more than half of the time)
  • We should 4 bet pre all AKQxss or better, KKxxss+, all AA, better QQ
  • Limp the next (limp call) possibly around 25% of hands
  • Openfold the worst 35% (I think its reasonable to give up some preflop EQ-considering his postflop strategy) I would not limp hands like
    J863ss like Phil does in his HU videos against opponents who doesnt fold the BB (obv this mainiac doesnt fold 2223r)-

So now that we have a stronger range pre, he will Pot-Pot-Pot into hands that can stand the multi street pressure.

Postflop

He is the preflop aggressor, almost always, except then we 4 bet him. He will all the flop with hands that call call multiple streets. We cont have ANY bluffing or floating opportunity. We cant bluff raise/semi bluff raise, because he wont fold, so I much rather call with a big draw as he will almost surely potbet when we hit so we have massive implied odds even on a 5 hi flush.
We should raise for value lighter on the river so 2nd str8 or 2nd/3rd nut flush

I'm sure that everyone has met such an opponent at least to soem extent. This is the most maniacal guy i've met in the past 4 years of playing.

How wuld You guys adjust to such an opponent, both pre and post?
