Difficult spot with top and bottom pair

BN: $12.20 (Hero)
SB: $10.51
BB: $10.77
UTG: $12.52
HJ: $10.82
CO: $10.34
I've got 49 hands on the BB and 66 hands on the UTG.

The BB is playing 23/19 with AF of 3. Has folded 3 out of 3 to steals but seems like a reg.

The UTG is playing 50/13 with AF of 2.6. Seems like a fish.
Preflop ($0.15) (6 Players)
Hero was dealt A 2
UTG calls $0.10, HJ folds, CO folds, Hero raises to $0.40, SB folds, BB calls $0.30, UTG calls $0.30
The UTG limps and it's folded round to me on BTN. I think raising is the right play here, try to isolate the limper and also for value with an A since he is limping with 50% of hands. The BB calls as well though. His range is going to be a lot tighter, probably broadways and PPs mostly.
Flop ($1.25) A 8 2 (3 Players)
BB checks, UTG bets $1.25, Hero calls $1.25, BB raises to $5.60, UTG raises to $8.70
I think this is a pretty good flop for me, hitting top and bottom pair and I'm ready to go to value town. Surprise though as the fish donks in to me for pot. I'm well ahead of his range, AA, A8, 88 and 22 are the only value hands I should be worred about in his range. 82 is too loose even for him. He may make this play with AK or something, but I think unlikely to do so with a spade draw. I can't see that I can fold, so I elect to call, maybe I should raise here?

Surprise again though as the BB raises and then the UTG re-raises. I don't know what to make of this. BB range is tighter so would expect a lot of Ax, suited broadways or PPs. His AF is 7 OTF and then 1 OTT and OTR so he likes to make moves OTF.

So it comes back round to me with top and bottom pair after the flop has gone, check, bet, call, raise, raise. I think I should fold here after this show of strength, but the fact that one is a fish, and the other a reg who likes to make moves, makes me want to call.

Thoughts? Is this a disciplined fold?

Looks like BB has 88 here. If he's a competent player, he's not going to call out of position with A8, or A2 when the fish has position on him. I also doubt he's semibluffing with FDs in this spot because of the fish donking pot (strong right?) and the fact that the pot is multiway (people tend to play more straightforward in multiway pots).

Also, with an SPR of 9.5 I don't think big blind will commit here with AQ/AJ type of hands. Because of this you are probably cooked in this spot and folding wouldn't be too bad.

Regarding your preflop raise, I think the iso raise might be a little thin. You're going to want to raise hands that dominate his limp calling range, and I don't think A2 does a good job at this because he is going to have bigger aces than you and so when the flop comes A high you've got yourself in a reverse implied odds situation, when fish has a bigger A.

Agreed that folding seems the best play on the flop. I can't see how I'm ahead.

As to preflop, it seems a little tight to me to be folding A2 on the button. Are you saying it would be OK to raise but not to do so in order to isolate? i.e. I could raise if I was intending to just steal the blinds but not for any sort of value?

the iso is fine, you pick up the pot so often postflop by cbetting. Then you find a disciplined fold OTF facing plenty of action. 

However, the one problem i see with folding is when villain's sloeplay AK/AQ preflop only to play top pair like the nuts postflop - ie. like the action you see above. you have a read that they will play their pair+FD fast, OR do something like what i mentioned above then go ahead and stick it in.

I don't know how you can say based on the information we've been given. There are the fish who play half their hands and fold when they miss and then the ones that never fold any piece. And there are plenty of both types

I automatically assume that regs at NL10 are not competent and get it in here and take notes of what they showup at showdown.
